SERVICES AND PRICING
Residential Inspection

Certified Home inspections provide clients with essential information they need when conducting a real estate transaction. Homes over 3000 square feet incur charges of an additional $60 per 1000 square feet. Homes outside of general metro area may incur a small mileage fee.
Condo Inspection

This discounted rate is offered on Certified Inspections for Condos.
Sellers Pre-Listing
$220
Certified Pre-sale inspections cover items which will give prospective buyers peace of mind such as foundation, furnace and AC, water heater, sump pump, electric panel, roof and attic insulation. In today’s competitive market, this attracts the group of buyers who will not purchase a home without it being professionally inspected. They simply do not want the liability. You can attract those buyers by presenting them with a Certified Home Inspection Report which we’ll prepare for you before your home goes on market.
Buyers Pre-Offer Consultation
$200
Consulting services are available to assist buyers during Pre-Offer showings. An inspector will accompany the buyers agent and or buyer during their viewing of the home. This is not a full home inspection but designed to assess areas of concern for the buyer before they place an offer in this competitive real estate climate. Full Home Inspections are still highly recommended in order for buyer to gain in depth knowledge of the structure as well as key instruction on how to maintain their investment. Please note, you must schedule a FULL Residential Inspection with us in order to satisfy most home warranty company’s policy requirements. This consultation does not meet those requirements.

Add-On Services & Pricing
Termite Inspection

We are certified to perform termite inspections in both Missouri and Kansas. This is offered as part of an add-on service to a home inspection. Same day reports are emailed to our clients.
Radon Testing
$125
Radon is the #1 environmental killer in the US, exceeding 20,000 radon-induced lung cancer deaths per year. Our Radon monitoring providers are certified in both Missouri and Kansas.
Structural Engineer
$295
Certified Structural Engineering services can be performed during your inspection. Reports are sent to clients within 24 hours of the appointment to accommodate short timelines. Homes outside of general metro area may incur a small mileage fee.
Mold Inspection
$210
Our certified inspectors will let you know if you have mold. A simple inspection can save you thousands of dollars while making your home safe and more comfortable. Homes outside of general metro area may incur a small mileage fee.
Sewer Scope
$210
Sewer Scoping provides clients with an inside look at the health of their main sewer line, avoiding costly repairs. You’ll receive a video and report via email within 24 hours of your scope. Homes outside of general metro area may incur a small mileage fee.
